How to Fix Crashes and Lagging While Entering The Promenade

After reading alot of posts and comments most of the people could “fix” those 2 problems by either

1. Disabling Shadows.
2. Enabling V-Sync.
3. Playing on 60Hz.
4. Playing in Window Fullscreen Mode.

I hope by following those steps you can reduce the lag and crashes you encounter.
